Please send us a message and we will get back to you with a very quick response as to whether we can accommodate your booking. Please ensure to include the dates, number of guests and whether any dogs are coming (2 come for free!)


Do you have availability?

Of course! We love dogs and have made extra special provision by including dog crates etc. Please enquire for further information.


Can we bring our dog?

All bedding, pillows, sheets, duvets are supplied, washed, ironed and fresh ready for you when you arrive.

We supply a hand towel and bath towel per person, but please bring your own beach towels.

Tea towels and washing up items are supplied.


Is linen supplied?

Yes. High speed WiFi is included free as standard with all bookings.


Is there WiFi?

You can be relaxing on the beaches at Bude in under 30 minutes.

Widemouth Bay, famous for it's surfing conditions, is the closet, along with Summerleaze Beach at Bude.


How far is the barn from the coast?

No, just enjoy yourself! But if you do have anything at all to ask, please do get in touch!

A working Rayburn is the highlight for those colder months as you walk into the beautiful open plan kitchen, complimented by all the modern appliances

**Cosy & comfortable**

Enjoy relaxing in front of a real fire in a traditional setting. Sit back and play board games or puzzles with the family from the selection available. Curl up watching films on the 50" Freeview Smart TV, choosing from the extensive DVD library provided . There's something for everyone - old and new! Stream from your own Netflix or Amazon Prime accounts. The Wi-Fi included is superfast and unlimited.

## Bedrooms

With 3 spacious bedrooms (2 king size and a large twin room) there is enough room to bring the extended family.
We provide a cot and highchair as well as stair gates across the top and bottom of the main flight for our younger guests.

The bedrooms all have vaulted ceilings and stunning views across to Dartmoor.

Each king size room has access to its own terrace, ideal for enjoying your morning coffee in peace, or catching up with news or planning the day ahead.

Both king rooms have direct access to a bathroom - one with it's own private en-suite shower room, and the other with a Jack and Jill door to the main bathroom.

Fully modernised luxury family bathroom, complete with a walk-in rain shower and a slipper bath.
Relax back and soak in the tub whilst enjoying the countyside views through the open window.

There is a second en-suite shower room and toilet off one of the king size bedrooms. Perfect for larger families.


About the barn

*   There are three steps to the property entrance. 

*   You can park directly outside the entrance steps.

*   Facilities and bedrooms are upstairs. There are eleven steps plus three further steps.

*   The garden can be accessed by ten steps outside, or via a slope.  Garden access from the double bedrooms is via one step.

*   There is a step into both showers.

## **Local Beaches**

In under 30 minutes, you can reach the local beaches at BUDE by car.

The beautiful **Summerleaze Beach** is less than five minutes’ walk from the centre of Bude with easy level access to the beach.

Great for watersports, surfing, rock pooling, and features a sheltered sea pool for safe saltwater swimming for all ages.

**Widemouth Bay** is a very long open bay popular with families and surfers and at low tide there are hundreds of rock pools to explore.

It offers fantastic conditions to learn surfing or body-boarding, which is why many of the local surf schools are based there.
Black Rock at the southern end is dog friendly all year.

In under an hour, you can reach the many beaches and harbour's around the North Cornwall coastline, including Port Isaac, Tintagel and Boscastle.

There's doorstep walks taking in miles and miles of countryside, with woodlands and streams, you can leave your car behind for the day.

There's no crowds or traffic here, just tranquility and nature.

Stunning Views

Enjoy the large sunny garden with grounds of approximately 0.4 acres, with plenty of outdoor seating, sheltered patio areas, and a second gated garden with a Wildlife pond.
Laze on the swing, or play games on the extensive enclosed lawn. Enjoy a picnic or indulge in a cream tea in the peaceful surroundings.

Lay still by the pond and watch for wildlife, or enjoy some pond dipping with the children.

Sit around the firepit or BBQ at night, toasting marshmallows and listening to the owls.
Be sure to check out the night sky - the light pollution here is very low and the stars are an amazing sight.

Style Guide

A full copy of the Terms and Conditions of rental will be sent prior to securing your booking.

**Summary of booking terms:**

*   A non-refundable 25% deposit of the holiday cost is payable at the time of booking.

*   The balance must be paid no later than six weeks before the commencement of your    holiday.

*   Bookings made less than six weeks before your arrival date must be paid in full.

*   There is a refundable security deposit of £150, payable 14 days prior to arrival.

*   Bookings are strictly prohibited if they are to a company, a business or for business purposes
    in whole or in part

*   No parties or events



*   Bookings cannot be accepted from persons under eighteen years of age.

*   Bookings normally commence at 4pm unless otherwise agreed and guests are required to
    vacate the rental by 10am on the day of departure. This allows the accommodation to be
    thoroughly cleaned and prepared for incoming guests.

*   Maximum occupancy - Guests must not allow more people than the booking states to stay
    overnight in the property. Only those listed on the booking form can occupy the property.

**Pets:**

*   Up to 2 dogs are allowed at one time, by prior agreement, and must be included on the
    booking. Pets must remain downstairs in the property.

*   Please don’t allow pets onto the furniture, especially sofas, or upstairs or on the beds. A
    stairgate will be provided.

*   Guests are responsible for cleaning up after their pets

*   Guests must not leave any pets unattended at the property
